If you are staring at a cracked slab off your back door, or a patch of yard that never really dries out, you already know that concrete patios in Kansas City have to be built differently than one in Phoenix or Portland. The ground here moves. It swells after a wet spring, pulls back and shrinks through an August dry spell, then freezes and thaws its way through winter. A slab poured without planning for that will tell on itself, usually somewhere around year five.

Homeowners around the metro deal with a specific set of conditions. None of them are exotic, but ignoring any one of them shortens the life of a patio.
Plenty of concrete patio installers will pour a flat rectangle and call it finished. The work that decides whether you are happy in ten years happens before the truck ever shows up.
Usually not, if it stays flat on the ground. But the answer changes fast once you add anything on top of it.
We handle this part for you. If your project needs a permit, we pull it and we take it through final inspection.
We are not a concrete company that also builds decks. We are an outdoor living builder that has been pouring patios as part of complete backyard projects since 1997, out of a shop and showroom in Olathe.
We keep this simple and predictable so you always know what happens next.
We walk the yard, look at grade, drainage, and access, and talk through size, shape, and finish. This is where we flag anything that will affect cost.
You get a written scope and a real number, with color and pattern selections locked in up front. We pull any permits needed and give you a start window.
We dig to depth, remove unstable material, build a compacted base, and grade so water leaves the house. This is the step cheap bids skip.
Steel reinforcement keeps the slab acting as one piece. Control joints are cut on a planned layout so any movement shows up where we put it, not across your seating area.
Color goes in the mix, so it runs all the way through, patterns are stamped, and the cured slab gets sealed. Light foot traffic in a couple of days, full strength closer to four weeks.
We publish our pricing because vague estimates waste everyone’s time.
| Starting price | $12,000 |
| Typical size | Around 300 square feet |
| Average project range | $15,000 to $20,000 |
| Cost per square foot | $50 to $60 |
You will find quotes around town well below that. Those are usually a plain broom finish slab on minimal base prep, with no color, no border, no reinforcement to speak of, and no warranty behind it. Our number reflects a decorative, integrally colored, steel-reinforced, sealed patio built by a supervised crew and backed in writing.

Most people come to us with a rough idea and leave with something better suited to how they actually use the yard. A few directions worth considering:
We are based in Olathe and serve the greater Kansas City metro, including Overland Park, Leawood, Lenexa, Olathe, and Shawnee, plus De Soto, Gardner, Lake Quivira, Loch Lloyd, Merriam, Mission, Mission Hills, Prairie Village, Roeland Park, Spring Hill, and southern Kansas City, Missouri.

Our concrete patios start at $12,000, with a typical 300-square-foot project landing between $15,000 and $20,000, or about $50 to $60 per square foot. Borders, color changes, steps, grade issues, and tight site access move that number. See our pricing page for the full breakdown.
For a patio built flat on existing grade, generally no. Kansas City, Missouri, and Overland Park both exempt on-grade patios from building permits, though setbacks still apply. Add a cover, a roof, or posts bearing on the slab, and a permit is required.
Four inches is standard for residential patio use, with thickened edges where the slab meets a drop-off or carries extra load. Thickness alone does not prevent cracking. The compacted base underneath and the control joint layout matter just as much.
Concrete moves, so we plan for it rather than promise it will never happen. Control joints are cut on a deliberate layout so any movement follows those lines instead of wandering across your seating area, and steel reinforcement keeps the slab acting as one piece.
Light foot traffic is usually fine within a couple of days. The concrete keeps gaining strength for about four weeks, so we ask you to hold off on heavy furniture, planters, and anything with wheels until we give you the go-ahead.
Late summer through fall tends to be the most reliable window, since our clay soil gets saturated and unworkable after spring rains. That said, we build year-round and schedule around conditions rather than pouring into bad weather.
Usually, yes. A poured slab is one unified surface rather than hundreds of individual units set on a base, so it takes less labor, and there are no joints to re-sand or re-level as things settle.
A properly based, reinforced, and sealed patio should give you decades. Resealing every eight to ten years, depending on exposure and use, is the main upkeep, and it is the thing most homeowners forget.
Come see the finishes in person at our Olathe showroom, or have us out to walk your yard. Either way, you will get a straight answer on what your space can handle, what it will cost, and how long it will take.
